Abstract: Currently, physical asset maintenance management within industrial organizations demands a comprehensive perspective that transcends conventional approaches focused solely on internal variables. The present study aimed to develop a strategic model that integrates both internal operational factors and external environmental components that influence maintenance management. A correlational-level investigation was conducted, employing a mixed-methods approach that combined qualitative techniques—using questionnaires administered to managers, supervisors, and maintenance experts—and quantitative techniques through multivariate factorial analyses, reliability tests, and statistical hypothesis testing. The findings reveal significant relationships between economic, political, sociocultural, technological, legal, and environmental external factors and internal conditions such as reliability, maintainability, infrastructure, human resource management, and organizational systems. The integration of these factors strengthens strategic decision-making, enhances maintenance process efficiency, and enables more effective responses to current competitive scenarios. Based on this analysis, an integrative strategic model is proposed, consisting of five phases: context diagnosis, structural adjustment, development of operational strategies, results evaluation, and continuous feedback. This holistic approach provides organizations with a solid framework to optimize physical asset management under highly dynamic environmental conditions, thereby increasing organizational competitiveness and sustainability.
